0:26.0	excited to have you on. I've been watching your YouTube channel a lot recently and you've been talking about it for I think years how you
0:35.6	year regulation is going to disrupt the real estate wholesaling industry so I
0:40.7	guess can can we just get straight to it like what is happening right now for
0:46.1	Wholesaleers? Well, I mean first of all in the last few years whole ceiling has morphed into this multi billion dollar industry. So you know years ago when I got started 20 years ago was sort of like this obscure kind of technique that nobody really knew about. It was sort of like a plan B strategy, you know.
1:05.0	And now today it's just this thriving
1:08.0	multi-billion dollar industry.
1:09.0	So it's getting a lot of attention,
1:11.0	and with that attention, you know know the bad actors are getting some
1:15.0	light so then now you've got consumer protection and regulation and regulatory
1:19.9	bodies that are taking notice to wholesaling.
1:23.0	So that's kind of where this is all stemmed from.

1:27.0	And then I guess what are some states that you're seeing
1:30.5	regulations come into? Yeah, so leading into.
1:33.0	Yeah, so leading into that, what's happening right now is, and this has been an age-old debate for a long time, but there's a certain thought process that wholesaling is brokering and if you know what
1:47.1	brokering is brokering is when you assist somebody in the buying or selling
1:50.4	process for a fee so every state has a real estate commission to
1:55.4	govern the process of brokering and if you're falling into brokering in any way
2:00.7	then the real estate commission by state then has jurisdiction over you.
