Ani, welcome to the Action Academy podcast, man. You became a millionaire from tanning salons.

Walk us through. What's the portfolio today? And what are the economics of tannin salon?

Yeah, portfolios over nine figures. A good portion of is actually commercial real estate,

but every single piece of commercial real estate I have has a tanning salon in it. And a good portion obviously is also

on the tanning salons. So started doing it when I was 21, 37 now, or the third biggest chain

in the country currently. We'll probably scale up to number two in the next two years and to number one,

we believe, in the next five years. The economics of it, man,

it's if somebody wanted to go open a salon today, even if you had $5 million net worth,

you wouldn't be able to. Really? Why? You couldn't get financing. So it's restaurants,

the 10th salon is the number one defaulters of SBA loans. Really? Historically. The only way that

you're able to get a loan, we've never been denied an SBA loan, but it's

because our FD, our franchise disclosure document, our average salon does over $350,000 profit.

We've never had a salon close ever in 15 years.

So we have 100% success rate, so that's not going to always be the case.

But for the first 15 years it is,

we have super high profit margin. So based on that, we get financing. But if somebody else went to

go and get a few had Brian's tan and tone and you would not be able to get financing, you could

get financing if you were putting up, say, a portfolio that was

equal to the financing you wanted to as collateral, but that's basically using cash, right?

But outside of doing that, you would not be able to get financing.

So what that does is that insulates the industry to where it's so hard, the barrier of entry

is so high.
