What is happening everybody? Welcome back to this week's segment of the no limit minute. As always, excited to be here with you guys today to talk about quick little blurb of data.

Right at the end of the day, that's what this is. This is me blavin for 10 to 15 minutes to give you guys some high level data, some high level information about specific topics that you can immediately implement into your business to move the needle forward and really start to see some scale. You know, what are some things that a potential asset manager really needs to be focusing on this is not going to be an all encompassing list by any means.

But this list was designed to be a quick bullet pointed like high level topics of what you should potentially be looking for. This could be something that could be in a job posting as you go and look to potentially hire out asset management.

Management is a beast in and of itself, then the day that is ultimately what is taking the majority of the time that you will be spending once you actually get into the commercial real estate syndication business.

Even if you're not in syndication and you just own your own assets outright, you still have to manage those assets because at that point you'll be managing your own money instead of other people's money.

Anyway, it goes there is a management to be done. So who's going to be responsible for that and what do they actually need to be doing. So these are going to be 10 primary asset manager duties that you should make sure that either yourself, your business partner or a potential employee are going to be covering.

Everyone is going to be cash flow management right at the end of the day your asset manager is going to assist you or us whether that be again yourself a business partner or an employee and it's just use the investor and improving the actual cash flow from the property by finding areas to cut costs or creating more profitable rental agreements.

Or increase income right any possible area to increase in a lie increase revenue decrease expenses cash flow management is going to be a big key role that your asset manager is going to play honestly in the success of you that asset and the business plan.

Number two, fine lenders and it's going to be something that either you individually can do maybe your acquisitions individual can do if you have an acquisitions professional as a part of your team.

Or maybe your asset manager can assist in aiding and finding if that your asset manager is not yourself.

So investor may need to secure financing to purchase or improve that property so the asset manager can actually go about helping find a suitable lender.

Or loan because the end of the day if they're probably going to be the ones that are solely focused on all of the due diligence and construction process as you're going through the development and due diligence where as you're ultimately attempting to close on this acquisition so that's just another thing that they can potentially help you out with.
