We always ask our regional lenders for a 10-year balloon instead of the five

that they typically offer.

We'll just have them reset the rate at year five to whatever, you know,

prime is plus whatever they want, what their spread is,

but instead of always agreeing to that five-year balloon,

typically they just want that interest rate risk taking care of.

We'll just reset at year five and then buy ourselves another five after that.

In case, and that was one of my mentors that said,

hey, in case 2008 happens again where lenders just aren't lending,

you don't want to have all these term defaults happening.
