So we've been, you know, geeking out on commercial real estate, retail office. There's all kinds of, you know,

stuff going on in the global landscape, which obviously impacts the domestic landscape,

which impacts so many different aspects of, you know, real estate investing, commercial

asset classes, different markets around the country. So I know we're going to unpack a lot of

that. We're going to unpack your book, which covers a lot of that. But for those that don't know who you

are and your journey and background in commercial real estate, where did this all begin for you?

It all began at University of North Carolina at Chapel Hill. And so I'm a kid with an electrical

engineering degree who kind of looked out and said, I don't know if I wanted to use that or do that.

I wound up getting an MBA at Chapel Hill. It's now called the Keenan Flagler Business School

and had two fantastic professors. One, Mike Miles, who was the guru of development and another Dave Hartzell, who was the guru of

real estate finance.

In fact, he was one of the early guys with Louis Vernieri and creating mortgage-backed security.

I wound up spending a brief bit of time in corporate finance at first Chicago, which was later acquired by J.P. Morgan, and then moved over

into the retail side. So I spent a majority of my 35 years on the retail side of the business. So everything
