Once you lock deals up, right? Whether you lock it up with cash or a Novation, finding the buyer is actually very simple now.

So let's first just talk about Novation since we've been already on that subject.

Novation finding buyers is simple because you actually don't have to do anything.

Once they've agreed to do a Novation, you're just listing it on the MLS. Once it's on the MLS, you literally don't have to do anything. Once they've agreed to do innovation, you're just listing it on the MLS. Once it's on the

MLS, you literally don't have to do anything. You just wait for agents to call you about their buyers.

That's it. Okay? That's why I love innovation because it makes it so much easier to find the buyers.

You just wait. And this is why I love it in other

markets too, because I don't have cash buyers list like people that I know in other markets.

If I can just throw it on the MLS, I know the thing is going to sell. So I'm a huge advocate

for innovations, especially when you're virtual nationwide. So I love the MLS for that reason

on that front. Now, what about if you've locked it up for a cash

deal? Now we've got to go find, you know, investors. So what are the best places to find

investors? Well, I'll give two shoutouts here. All right. First one, the easiest way. I told you guys

that with our students, they get softwares and everything.

So we have two types of softwares, all right?

We have one called Wealthy Deals.

And so Wealthy Deals is our software that allows you to run list, to look up properties all across the nation, see their loans, see who's the owner, pull their phone numbers,

get everything, okay? And one of the lists that you can pull is a cash buyer list. And so if I have a

deal in a certain zip code, what I would do is I would pull every single cash buyer in that zip code.

So let's just say I got a deal here in Vegas. You know you know, the zip code I'm in here is 89-1-1-19. I would search for the cash buyers in

that zip code and let's just say there's a thousand. So I would pull their data. Costs five cents

to get all the phone numbers of the thousand, a thousand per, or five, five cents per record.
