It just dawned on me as I've now been in real estate for over 15 years. Like, what is actually

cash flow? You know, if people just think that rentals are cash flow, but I'm over here saying,

well, I made a lot of cash flow flipping houses over the years. Like, I didn't work that much.

You know, my wholesaling business made me a lot of cash flow. Like, even though I didn't get to

keep the cash flow because I had to pay off the losses from the flips, if I didn't have those slips, I would have been making great

short, I'm like, okay, out of all the real estate stuff I've done, the Airbnbs, the syndications, like, which one's the best? And by the way, which one's the best for

right now with the market being what it is? And I just said, well, if I was looking at an asset,

forget about whether it's real estate, right? Any asset. It could be Bitcoin. It could be a stock.

It could be buying a laundromat.

And it became clear to me there was three features I would look for. One would be I want massive returns.
