One of the most common questions that I always get asked is how do you find great deals?

Where do these great deals come about?

And while many people are looking for some silver

bullet that you can load up the chamber of a marketing gun and fire and ultimately uncover

a mine of diamonds is just not the reality of the real estate investing world.

So I'm going to share with you in today's episode what my number one resources and ultimately

what I do in order to get consistent lead flow. And that is going to be through one relationship or a series of

relationships with a particular person or role and what I say to them. Because whether it's a good

market, whether it's a down market, whether it's hot, whether it's slow, there are always great deals out there. Some

more plentiful than others. Some seasons have more than others. But that being said,

there are always great deals out there. You've heard me say in previous episodes, there's always

people dying, divorcing, going through distress, have some level of motivation that encourages them to make a

decision that may create an opportunity for somebody else, just like you find that in the stock

market. When somebody else is selling a sock and somebody else is mine a stock, right?

There is some level of alignment around creating a relationship that is a win for both of those

parties. And there's the same type of synergy in the real estate investing world. Number one,

way that I find deals, and they're always off market. Now, I've created some great opportunities

through direct mail, through text messaging. I've found great deals through bandit signs,

which does not work in the commercial world, right? But single family. I have done driving for

dollars. I've done auctions. I've done
