So you're thinking of investing into somebody else's real estate deal.

Well, there's a few things that I want you to consider before you do.

So that way you can make the best investment decision that's actually aligned with your financial goals.

Because over the course of the last

few years especially after the pandemic when there was deals and opportunities everywhere

interest rates were extremely low and the cost of capital was cheap the ability to make deals

pencil made a lot of sense there were a lot of people with extra cash on the sidelines

that were looking to invest in things that they ultimately have never invested in. With as

many influencers and social media and the world of the internet and socials that we live in,

there is a lot more people that are being turned on to these

investment opportunities, that are being marketed these investment opportunities, and that

are actually making these investment decisions. And unfortunately, when things like high

interest rate environments come back, high inflation comes back, the cost of capital

and the economic engineering and financial modeling of a lot of these deals shift. If you didn't

have a good deal with a good team and a good operator, those deals, unfortunately, I've seen too many of them recently

go sideways and not only have investors not made the projected returns they were hoping to,

not only made less than those returns, but they have not only lost money but lost all of their

money.

And this is something that is really important to me to share

because I've been exposed to some bad syndicators and operators

and deals that could have been avoided

and could have protected the investors and because of the deal,
