Thanks for having me. I super appreciate it. I'm excited about this. This is, this is going to be a fun show. Like, your guys' reputation and the education and all the things that you put out. More importantly, your community, because you guys are such a vibe. Like, this is super exciting. Such a vibe. Yes. Yes. So, I, I mean, where to get started here. Looking at your bio, the experience that you have with investing and flipping and rentals and all of those things I want to get into that. You're actually not a licensed realtor though, right? You're no. No. So kind of get into how you got into that and kind of the beginnings and how that all

So I started out flipping on the side.

It was something that I always thought was just, you know, for fun.

I'd give it a try.

The market was good.

It was three COVID.

I still, I say that to say that,

I still think flipping is a totally viable option now, post-COVID, just FYI. But I started in

pre-COVID just for myself for fun. And then it turned out that I had a MAC for it. And my flips were kind of flying off the market very quickly.

Part of that, and we'll delve into this later sessions, is because the things and

choices that I would choose is like a gain to me as far as like budget and as far as like

marking things down.

And before I knew it, I had other investors approach and they were like,

well, we'd love to be in on this with you. And at first, I was like, like, it's one thing

when it's your own money. And then like, it's another thing when people offer their money. And I'm like,
