Nick, my brother, it's so good to see you, and I'm not even going to try to give you an

introduction because you are the king of the intros, and I'll just fall short, but for people

that don't know you, you and I have so many crossover interests. You know, we both love

jihitsu, we're both backbells, we've been training a long time. We're both in real estate, and we both have podcasts, and I feel like we're both on that journey of just endless

curiosity and having great conversations. So, so great to have you back, brother. Pleasure to be out,

man. It's always great talking. Every time I talk to you, remember know, I do real estate, but it tends to be in in Chicago,

northwest Indiana, where I'm from. You do real estate and you travel all over the country.

I do jiu-jitsu and tends to be at my two gyms, Chicago and Indiana. I always see you

traveling the wall, training at 5 a.m. with all these famous people, you know, just training

with Marius Bering, Florida. You're always in California. It's incredible for me, looking on the outside, looking in,

I always wonder how you have the energies do what you do.

But I think one day, when you're older,

you're going to look back at the period you're living right now,

and you're going to say, man, what an incredible adventure.

Because you really do, you live an amazing life,

and it's just so cool to see from the outside. Like, you make the time and the effort for all the connections, and you make a business out of,

you know, I look at one market, you're looking at the whole of North America, so I think it's so

amazing what you're doing. Thanks, but, you know, I think it's like anything else. You see people

post that stuff on social media where they're like, 10 years from now, you're going to wish you had your, your energy,

your waistline, your hair line, you're this, you're that, you know what I mean? And it's kind of like,
