0:43.5	We have got a property dilemma that we want to get your opinion on.
0:49.0	We currently own two properties in our personal name and we want to relocate.
0:54.8	And the debate that we're currently having is over which property we should sell in order to fund the relocation.
0:56.1	Property 1 is our residential property.
0:58.9	It is a four-bedroom, semi-detached house in a very nice part of Sheffield.
1:03.9	It's worth about £475,000 and we've got an outstanding mortgage of about £380,000 on it, and the mortgage is on a
1:13.1	repayment basis. Property 2 is a buy-to-let property in Brighton. It's a two-bedroom, city centre
1:21.1	flat that is worth about £300,000, and we've got an 80% buy-to-let mortgage on an interest-only repayment plan on that.
1:30.4	The Flat in Brighton Property 2 hasn't gone up in value at all over the last five years and
1:36.7	seems to very much be plateauing, although it does attract a nice rent of £1,500 a month.
1:42.8	However, we are 40% taxpayers, so we don't make that much
