You cannot time the market.

Don't even try.

I mean, seriously, I can't tell you how many people

ask me this question.

They say, Ryan, is now a good time to buy real estate.

And I'm like, well, the only reason you would ask that question

is if you're not actively buying real estate, right?

I mean, for most people, if you're a full-time real estate

investor like myself, I can't just stop buying real estate and you know

all of a sudden do nothing. I mean I wouldn't have any income, I wouldn't have a

job, I wouldn't have all these things. If you're flipping houses, if you're

wholesaling like you can't just stop because maybe the market's not favorable to you right this moment,

you gotta just figure out ways to make money in any market.

And so anytime I hear this, it's just kind of like more of an excuse to somebody who's maybe thinking about getting into real estate.

And they're like, well, you know, now's not like the optimal time. Maybe I'll just wait it out, right? Or maybe I'll hear just a normal, let's say,

W-2 person who's looking at buying a rental property

and they're like, well, should I buy right now?

And once again, my question is like,

well, if you're not a very good real estate

investor right now, like you're thinking about buying your first property, well clearly,

you don't really know what you're doing.

So how do you think you could time the market, right?
