Buying properties that cash flow doesn't really work anymore.

So what would be a better investment?

I would say maybe buying businesses.

So that means buying an active business and then fixing it up and then rather selling it so flipping it or keeping it just for the cash flow.

Like, I think there's a lot of people that, know say it's like buy real estate and people

could wrap their head around like okay I could buy a single family home because maybe

they've bought their own primary residence before and they could like they could wrap their head

around maybe like buying you know a property and you know I think

where sometimes people get when they think about buying a business like oh my gosh I've never ran a business or like what I don't even

know what the heck how do I even start and like what does that look like and so

you know when when we're looking at like between the assets of like real estate versus business
