Real estate investing. There are a lot of things that are tied to real estate investing that can make you extremely wealthy. And a lot of these things are going to be in your control. But there are also a lot of things in real estate investing that are going to be completely

out of your control. And those things, unfortunately, can have a significant impact on your

project, on your cash flow, on the value of your property. And one of those big things that we've

learned, and many real estate investors have learned can cause a lot

of havoc not only for your particular deal, for your particular asset class, your market,

the sector as a whole, the industry as a whole is interest rates. And many people have

experienced the challenges and really kind of seen firsthand what rising

interest rate environment can do to an industry like real estate as a whole.

And I think there are some things to be learned in this process.

I know for me I've definitely learned a ton over the last few years,

specifically kind of unpacking and decoding how interest rates, specifically the 10-year

treasury yield and the federal funds rate, how they tie into the, and I'll just call it on my side,

but really, you know, commercial real estate, it impacts all of,

you know, the real estate industry and any industry that is tied to debt and lending.

And so in this episode, I just wanted to kind of dive into some of the critical roles of the

10-year treasury and the federal funds rate and how it shapes commercial real estate investments.

So that way you can better

understand and navigate this space to plan and mitigate against, you know, the risks,

the challenges that come with, you know, a high interest rate environment and also understand

how they may positively impact you as things start to come back and go down.

So we're going to break down kind of how the fluctuations in these, you know,

rates influence property values, cash flows, overall wealth.
