Summary

Two new questions, two fresh answers - let’s dive in!  (0:40) Kishan has five properties in his portfolio, and with several remortgages due soon, he’s weighing up his options on arrangement fees and asks Rob & Rob if it’s better to pay upfront or roll the cost into the loan.  (4:52) Gareth’s curious about property crashes and wants to know how they’re defined, if there’s a specific percentage drop that signals a crash, and what steps investors can take to protect their portfolios from the impact.  Enjoy the show?  Leave us a review on Apple Podcasts - it really helps others find us!  Sign up for our free weekly newsletter, Property Pulse  Send us your question by calling us on 013 808 00035 and leaving a message with your name and question (normal UK call rates apply) or click here to leave a recording via your computer instead.  Find out more about Property Hub Invest

Hi, I'm Rob.

0:03.0

And I'm Rob.

0:04.0

And this is Ask Rob and Rob.

0:05.0

Hey everyone, it's Ask Rob and Rob, the show where you give us your lovely questions in, normally property related, and we give you our answers back.

0:15.0

It's a very simple concept. And we make it very easy for you to get your questions in as well, which has probably helped that run.

0:21.2

Yeah, I think so. All you've got to do is go to property hub.net slash ask.

0:24.8

Really is as simple as that. From there, you can send us a written question if you want to see

0:28.6

your name in the Sunday times or arguably even better. If you want to get your voice on the

0:33.3

podcast itself, then you can leave us an audio message. Okay, let's have our first question from

0:37.9

Kishan. Hi, Robb. My name's Kishan. I'm a portfolio landlord of five properties. I've been listening

0:43.4

to your podcast for some time now, and I'm grateful for all the wisdom you share on a weekly

0:47.4

basis. I have recently purchased a property via the property you have invested, and I'm looking

0:52.1

forward to adding that to my portfolio in

0:54.5

the near future. Our question is twofold. Firstly, starting with remortgage of existing properties,

1:01.2

which several of mine are due now. I've been presented with a variety of products, which range

1:06.8

from those that have high enraignment fees to others which have no arrangement fees at all. On the whole, after doing the maths, it works out more

1:14.3

economical to take the mortgages with higher arrangement fees. But I wanted to

1:20.2

ask how you approach this. Do you tend to absorb the cost of the

1:24.9

higher arrangement fee into the mortgage if that's available or would

1:30.0

you tend to pay that mortgage arrangement fee up front?

1:34.3

And this sort of leads on to my next question, which is around mortgage debt in the portfolio

1:39.1

as a whole.
